Terms of Service

These Terms of Service (“Terms”) govern your use of the Pocono Reserve website and any booking made with Pocono Reserve LLC (“Pocono Reserve,” “we,” “us,” or “our”). By submitting an inquiry, making a reservation, or otherwise using this site, you agree to be bound by these Terms.

Reservations may only be made by guests 25 years of age or older. The person who books the residence (the “Primary Renter”) must be present for the full duration of the stay and is responsible for the conduct of their entire party and any resulting damages or violations of these Terms.

A reservation is not confirmed until Pocono Reserve issues written confirmation and the required deposit has been received. Rates, availability, and residence details are subject to change until a booking is confirmed. A signed rental agreement may be required prior to arrival for certain residences.

A deposit is due at the time of booking to hold your reservation; the remaining balance is due no later than 30 days before arrival, unless otherwise stated at the time of booking. Reservations made within 30 days of arrival require payment in full. A refundable damage deposit or authorization hold may also apply and will be disclosed prior to confirmation.

Standard check-in is 4:00 PM and check-out is 11:00 AM local time, unless otherwise confirmed in writing. Early check-in or late check-out may be arranged in advance, subject to availability, and may incur an additional fee.

Guests are responsible for any damage to the residence, its furnishings, or its grounds beyond normal wear and tear that occurs during their stay. Costs to repair or replace damaged property may be charged against the damage deposit or authorization hold, with any excess billed directly to the Primary Renter.

Many of our residences offer access to lakes, trails, docks, fire pits, and other natural or recreational features that carry inherent risks, particularly in winter conditions. By booking, guests acknowledge these risks and agree to use such features at their own discretion and risk.

To the fullest extent permitted by law, Pocono Reserve is not liable for injury, loss, or damage arising from a guest's use of the residence, its grounds, or surrounding natural features, except where caused by our gross negligence or willful misconduct.

Pocono Reserve reserves the right to refuse service or end a stay without refund if a guest violates these Terms, the residence's house rules, or engages in conduct that endangers people or property.

Pocono Reserve is not responsible for failure to provide a booked residence due to events beyond our reasonable control, including natural disasters, severe weather, government action, or property damage. In such cases, we will work with affected guests on rebooking or a refund where reasonably possible.

All content on this website, including photography, text, and branding, is the property of Pocono Reserve or its licensors and may not be copied or used without written permission.

These Terms are governed by the laws of the Commonwealth of Pennsylvania, without regard to its conflict-of-law principles.

We may update these Terms from time to time. The version posted on this page at the time of your booking governs that reservation.
